How Far Are The Properties From The Water?
Most of the beach houses for sale at Beach Club Costa Rica are about 1 mile from the beach, usually about 5-10 minutes by car.
Many real estate investors are looking for Costa Rican beachfront property. In a country that is home to some of the most beautiful beaches in the world it is easy to see why. However, investors should be careful when reading offers and advertisements promising beachfront property in Costa Rica. The reason? The Maritime Zoning Law.
1. The Public Zone
This law declares the first 50 meters of beachfront land as public property that cannot be privately owned. However, trespassing on privately owned land in order to reach the publically owned beachfront is strictly prohibited.
2. The Restricted Zone
Outside of the Public Zone there is a 150 meter wide strip of land called the Restricted Zone. This zone allows the development of government-approved concessions based on lease agreements that range from 5 to 20 years. Homes or businesses may use this land to develop concessions for personal or monetary gain, but at the end of the lease agreement, the land and any developments on it will become government property.
For this reason privately owned beach houses and land developments must remain 200 yards from the beachfront. While this normally constitutes no more than a few-minute walk, investors should be aware that claims of Costa Rica beachfront homes for sale or lease may be misleading if they do not mention this lawful distance.
